Warehouse halls

More and more warehouse halls are being built in Poland. Therefore, general contracting in this area is the core of our offer. We build distribution centers and warehouse halls, while ensuring that the scope of services is comprehensive. That is why we do consulting first, including showing investors how best to position the facility to take full advantage of the site’s location potential. Then, after discussing the relevant details and agreeing on everything, we prepare designs for the halls, suggesting the use of modern and ecological solutions to reduce the cost of maintaining the facility. These can include, for example, Elixair nano air purifiers for welfare and office spaces.

We build warehouses for family businesses as well as large corporations, including in modern logistics parks, located especially near major transportation hubs. We specialize in large, automated high-bay warehouses built in build-to-suite and small business unit systems. During the execution of each order, we focus first and foremost on what our clients expect. They mainly include companies related to the logistics and e-commerce industries. We know how important it is in such a business that everything runs smoothly, which is why when designing any warehouse, we prioritize its functionality.   Before a state-of-the-art warehouse is built, we conduct a lot of calculations, analyses and we test preliminary designs in the BIM model. Thus, the client is assured that the newly built facility will meet all their expectations. That is why the purpose of the warehouse hall is so important to us.

We adjust the design of the usable space according to whether it is to be used only for storing goods or whether handling is to take place regularly in such a place too. Typically, entrepreneurs come to us when a facility is to serve several functions simultaneously. The use of modern technologies at the design stage makes it possible to take into account all the intentions of investors. So far, experience shows that during initial discussions, what matters to investors is the price of the warehouse and the construction time.   Our architects and engineers are characterized by comprehensive thinking, and as a result, in addition to the most important factors, they also take into account the so-called small stages throughout the order. They usually concern activities already undertaken during the construction of the hall.

Cost of a warehouse hall construction – what does the final amount depend on?

Each hall construction is priced individually, and its cost depends on many different factors. These include the area, the finishing standard, or the solutions used during construction. During the implementation, which is the construction of warehouse halls, costly processes include: design works, preparation of preliminary and as-built documentation, as well as all kinds of construction and erection works, which include: fire protection, sanitary and electrical systems deployed in the facility. Even before we start working with the investor on a project such as the construction of halls, we point out that we need the following data for a general valuation:  

  • location of the warehouse hall;
  • intended use of the facility;
  • expected systems operating at the warehouse in the future;
  • expected scope of erection works;
  • information related to the transportation of individual materials;
  • technical equipment at the warehouse.

  As the construction of a warehouse is something we have a lot of experience in, we know that every investor’s needs are different. Clients appreciate the individual approach and trust that we will do our best to rationally estimate costs so that they then reflect the assumptions of the business plan as closely as possible.   When developing a cost estimate, we take into account the so-called: hard costs, soft costs, operating costs and financing costs. Only then can the construction of warehouse halls proceed on schedule, and investors need not worry about complications, such as unexpected hidden costs. Hard costs include labor and materials, bearing in mind that material prices may change during the course of the order, if only in terms of market conditions.

Considering soft costs, we list: the design of the warehouse, obtaining permits, insurance and tax amounts, land costs. At this stage we are particularly careful, because very often these are difficult to estimate at the beginning. They must, therefore, be carefully considered.   The operating costs we provide the investors with include: expected energy consumption and related operating costs. Our project team conducts an energy efficiency analysis also proposing RES solutions to reduce maintenance costs of the facility.   The cost of financing the facility is key. In this case, the financial plan must include a precise estimate of the expected cost and value of the warehouse facility. This is all the more important because most often loans and subsidies are taken to finance the entire investment project. Diligently prepared documentation with meticulous calculations must be submitted to the entities that provide the financing.   Comprehensive financial analysis already makes the development of spending understood as a logistic process. We make sure that investors are clear from the beginning about what costs they have to face. This also translates into further steps, related to design, construction and finishing works. A multi-directional investment estimate equals timeliness and satisfaction with the overall cooperation with WPIP.

Industrial warehouses meeting the individual needs of investors

Once the cost estimate has been completed, our team of engineers and designers moves on to the next stage, which is the design of the warehouse halls, taking into account all the elements indicated in the initial findings and the estimate. We guarantee the investors that the facilities we design for them and over which we will assume general contracting on the basis of the “design and build” formula will meet individual needs, both in terms of square footage and equipment. When taking up design works, the architects at WPIP design studio take into account all construction requirements and strictly tailored to the specific type of building. Therefore, projects involving industrial warehouses are aligned with current standards. We combine the experience we have gained with innovative solutions adapted to the type of client’s business. Only high-quality materials are used in the construction of steel and hybrid halls, that is, made of steel and reinforced concrete. Such mixed structures, in particular, are characterized by high strength and they meet stringent fire safety standards. They are ideal for use on larger facilities, including those with several floors.

When preparing a design, we take into account the priority factors, i.e.:  

  • area of the storage facility;
  • additional space;
  • structure type;
  • hall span;
  • housing of the structure along with the type of insulation used;
  • window and door openings;
  • foundations

  Subsequently, we include interior and exterior finishing works in the design, carried out during the construction stage of the warehouse facility. This includes:  

  • hall finishing standard;
  • systems and connections;
  • additional equipment;
  • driveways, ramps, lighting, parking and green area
